Moving to Florida? Choose the Community Before the House

One of the easiest mistakes to make when relocating to Florida is beginning your search by looking at houses.

That might sound strange coming from a real estate team, but hear us out.

A beautiful house in the wrong location probably isn't going to feel like the right home six months after you move in.

Before deciding which home you want, spend some time figuring out what you want your Florida life to look like.

Start With Your Lifestyle

Imagine a normal week after you've moved.

Where are you driving?

Where are you shopping?

Do you want restaurants nearby?

Are community amenities important?

How often do you realistically expect to visit the beach?

Do you want a large yard or would you prefer a lower-maintenance property?

These questions matter because communities throughout Sarasota and Manatee counties can provide very different experiences.

New Construction or Established Neighborhood?

This is another important decision.

Florida buyers have many new-construction opportunities, particularly in growing areas such as Parrish and around Lakewood Ranch.

New construction can provide modern floor plans, energy-efficient features, newer community amenities, and the opportunity to select certain finishes depending on the stage of construction.

Established neighborhoods can offer advantages of their own, including mature landscaping, existing surroundings you can evaluate today, and sometimes locations closer to established shopping, employment centers, or other destinations.

Neither choice is automatically better.

It depends on what matters to you.

Understand the Entire Cost

When comparing communities, don't look only at the home's asking price.

Depending on the property and community, your total housing expense could include:

  • Property taxes

  • Homeowners insurance

  • HOA fees

  • CDD assessments

  • Flood insurance when applicable

  • Maintenance

  • Financing costs

Understanding those expenses before falling in love with a house can help you make a more informed decision.
