Before visiting a builder, here are some important things to understand.

The Builder's Representative Represents the Builder

The sales consultant inside the builder's model home works for the builder.

Buyers can choose to have their own real estate representation to help them evaluate the transaction from their perspective.

If you plan to use an agent, it's wise to understand the builder's registration requirements before your first visit.

Advertised Price vs. Final Price

That attractive price you saw online may not reflect the exact model home you toured.

Ask what's included.

Upgraded flooring, cabinets, countertops, structural options, premium lots, pools, outdoor living areas, and other features can change the final price considerably.

Builder Incentives

Builders may offer incentives such as closing-cost contributions, financing incentives, or pricing promotions.

These offers can be valuable, but evaluate the entire transaction rather than one headline number.

Compare the final purchase price, financing terms, fees, monthly payment, and other costs.

HOA and CDD Fees

Understand what applies to the specific property you're considering and how those expenses affect your total cost.
